Dear Admin,
My loan just approved last Thursday and waiting the letter offer from bank which they promised by next week. This is my first time buying the new house and need some guides or info for what is the next step should i do. Can you advise me? Thank you.

salam perkenalan. Bro dah confirm ke nak amik loan dari bank tu? Dari pengalaman saya beli rumah ni (saya pon 1st time beli rumah ), better compare dulu letter of offer dari setiap bank sebelum buat keputusan nak amik loan dengan bank mana satu. cari the best rate. lagi satu, kena tau gak apa criteria yang bro cari utk loan ni. contohnya untuk rate dia sama ada fixed rate atau variable rate. next, conventional loan atau islamic loan? bro nak include skali mrta/takaful tak?last skali nak zero entry cost atau non zero entry cost.
bila dah confirm dengan loan, just inform je dgn sales exec lebar daun. next step bayar 10% downpayment dan lawyer fee. ade la aktiviti sign-sign agreement dgn lebar daun dan juga bank nanti.....time nak tunggu rumah siap, ade la byr loan skit dengan bank. pastu bile rumah dah siap bayar fee utk MOT.tu je la kot

thanks for your information. saya bukan bro tau ok macamni saya mmg dah confirm nak ambil je loan maybank yg bagi approval tu. diz week saya akan ambil letter offer dari officer bank tu. saya mmg try satu bank tu je haritu nnt saya akan check masa amek LO tu dan yg seingat saya, saya ambil yg islamic loan. berkenaan dgn S&P tu biasanya kita kena sign dgn bank dlu kan dan berapa ya charge utk S&P tu kita ada kena bayar ke? terima kasih.

haha nasib baik letak dua-dua ....ok, S&P sign between kita dan developer. last time saya bayar dalam 2k kot utk S&P agreement. rasenye bole tanye sales exec LD utk tanya total fee..tak pon nanti lawyer akan call bgtau berapa kena bayar. untuk legal fee between kita dan bank, saya tak sure plak coz saya amik package ZEC, bank yang bayar legal fee..

ahmdnzm package ZEC tu cemana ya? kiranya u xperlu bayar lawyer fee lah ya? bagaimana kalau i nak package tu dia under lawyer mana? so meaning u just bayar lawyer fee masa nak buat S&P lah ya. yelah i kalau boleh nak minimize kos dan kena budget betul2 yelah byk duit kita nak kena expense nanti betul tak.

biasanya bank ade offer 2 packages:
1) ZEC - zero entry cost - Bank bayar legal fee tapi interest rate tinggi
2) NZEC - non zero entry cost - kita bayar legal fee tapi interest rate offer rendah
Bila kita amik package ZEC ni, bank akan bayar legal fee. Bank juga yang akan appoint lawyer untuk uruskan loan legal procedure. nanti lawyer tu akan call untuk sign loan agreement. kita tak payah risau nak cari lawyer. bank yang akan uruskan semuanya. kita datang verify dan sign je. make sure verify betul-betul semua term yang kita dah agree dengan bank bila dah sign susah nak tukar-tukar.

sedikit tip:
1. kalau ambil mrta dr bank tu, tak payah ambil utk sepanjang tempoh loan, cth loan 30 thn, maybe boleh consider mrta utk 25 thn je, boleh jimat skit.

terima kasih dgn tip yg amat berguna ini. mmg haritu i apply loan dgn maybank je kira ambil masa 3 weeks br dpt approval dan terasa lama sbb kebetulan cuti CNY. jadi kalau i nak apply loan dari bank lain utk buat comparison rasa mcm takut akan makan masa lg betul tak. tulah kes lambat join diz forum .
lagipun sale exec LD dah call maybank minta fax LO untuk prepare S&P.
tapi kalau i proceed je loan dgn maybank tu, boleh ke nak nego?
i berminat sgt nak tahu tip2 utk menjimatkan duit walaupun pun sedikit kalau ambil dgn maybank as you mentioned as above

NZEC lagi bagus dgn syarat kita ada duit extra nak bayar legal fee, interest rate pun lebih rendah dr ZEC.

yela encikx, asben sy dh terbuat SI ngan Maybank..tiap2 bulan duit ilang..tp statement sampai lewat plak tue..yg conpiusnye, LD s.k surat baru 3/4kali utk site progress tp maybank taip2 bln antr statement SI..nk tau jgk yg tiap2 bulan amik duit tu utk interst yg mana yer?

nak tahu tiap2 bulan bank claim yg mana, ada di nyatakan dlm surat tu, jangan tersampai 2 kali bayar yg sama dah ler.
kalau rumah2 kwsn ni, saya ingat boleh dapat rate paling tinggi pun BLR-2.2, kalau dapat lagi lebih dari -2.2 tu lagi bagus le.
maybank terma nya, tak boleh bayar extra lebih dari 6 bulan, kalau lebih dia charge kita 1% dari nilai yg lebih tu. tapi kalau betul2 lebih banyak ( 40k ) ke, berbaloi walaupun kena bayar penalti tu.
p/s: saya baru redeem nokia c1 guna treat point maybank.
